 The housing market started its recovery right around the start of 2012 in most areas.  Some parts of the country, and certain cities have experienced more growth and increases than others.  You'll be surprised how well some areas are doing!    Here's an interesting online article written by Mamta Badkar for Business Insider Money Game, entitled:  "The 10 American Housing Markets That Made Tremendous Turnarounds in 2012".

The Tucson Association of REALTORS Multiple Listing Service has issued the residential sales statistics for the month of December 2012, and here are some of the highlights:

  • Average sales price was $183,011 which was up 0.26% over November
  • Average list price was up .28% in December, and is up 10.65 from December 2011
  • Total under contract decreased 9.61% in December, but up 6.25% over last year
  • Total unit sales decreased by 5.23% since last month
  • New listings decreased 14.71% in December from November's
  • Average # of days on the market increased to 55 in December
  • Cash sales accounted for 33.1% in December

These numbers reflect seasonal factors:  Fewer people wanted to put their home on the market during the holidays.  Fewer buyers were out shopping for homes and writing contracts.  But prices remained on the upward trend, if ever-so-slightly, and are still up substantially over last year.  The forecast for market recovery is still positive for 2013.

I recently read an article online from CNN Money, written by Chris Isidore that indicates that home prices have posted their biggest annual gains in two years.

The S & P/Case-Shiller index showed that prices rose 4.3% in October compared to last year.  That's the biggest improvement since the May 2010 homebuyers' tax credit.

They in part attribute this to record-low interest rates, lower unemployment, and fewer foreclosures.

Though not back to the pre-crash levels, the market is improving and prices increasing.

2012  ...

The end of a year is an appropriate time to look back and reflect on some of the memorable happenings and events, and to plan for the next year.  2012 has been a busy but good year for me, with the opening of my own company, Patricia Paul Properties.  I became a small business owner and sole proprietor of my company.  

I searched for ways to improve my efficiency and to work smarter.  I invested in a software package for the Property Management side of my business, and will begin with the streamlined process with January's rent cycle.

I took on a number of new clients and began learning about them, their properties, and their needs.  I took on several new Tenants, and retained a number of repeat Tenants.  I started working with a number of new Buyers.  I worked on several Short Sales, representing Sellers and Buyers.  

I attended a number of Continuing Education classes to keep me current with the latest changes in the law, new procedures, new forms, new requirements, etc.  I began attending Tucson Association of REALTORS Small Broker Network monthly meetings.

I became involved in my health and took measures to become healthier.  I lost some weight and began to feel and look better.

So what will 2013 hold in store?  Of course, we never know, but if we set goals and take steps to achieve them we will be on the right track.  It's important to remain flexible and react to external changes.

Some of my goals include: Continue getting organized, reducing the amount of paperwork by using electronic files, purging old files, make strategic plans to grow my business, increase my number of Listings for sale, and continue to work at getting healthier.  

Of course, if I really want these things to happen, I need to set realistic, achievable goals to get there.  Goals should be fairly specific including what you want to accomplish, and how, and by what time frame.  Then the progress will begin.  I won't get discouraged if I don't see immediate results.  I will not lose sight of my goals, and will try to consistently work at them.  

Have you reflected on your past year?  Are there things you hope to accomplish in 2013?  Will you take the time to sit down and think about these things?  I'm pretty sure if you do, you'll find your year will be more productive, more satisfying, and happier.  

Hoping your 2013 will be all you want it to be!

If you're like a lot of people, after the holidays are finished you are faced with a dried out tree and you may not be sure what to do with it. Here's what you can do:

Partake in the 17th Annual Tree Cycle Event going on from December 25 through January 6, 2013. There are nine separate locations that are collecting the trees and recycling them. They are open during daylight hours, seven days a week.

  1. Oro Valley lot, "Naranja Town Site", 660 W. Naranja Drive
  2. Rillito Race Track, 4502 N. 1st Avenue, east parking lot (follow signs)
  3. Udall Park, 7200 E. Tanque Verde Rd, south of ball fields (follow signs)
  4. Golf Links Sports Park, north of Craycroft Rd, and Golf Links Rd.
  5. Tucson Rodeo Grounds, northeast of Irvington Rd and 6th Ave
  6. Los Reales Landfill, 5300 E. Los Reales Rd (follow signs)
  7. Silverbell Site, northeast of Goret Rd. and Silverbell Rd (follow signs)
  8. Purple Heart Park, southeast corner of Rita Rd. and Esmond Loop
  9. Randolph Golf Course, 600 S. Alvernon Way, southeast portion of parking lot

You are also able to take some Christmas home with you to put in your garden. Tree chips will be available for pick-up at Randolph Golf Course and Udall Park.

* 39% were first-time home buyers

* 65% were married couples

* 52% started the process online

* They searched for 12 weeks and viewed 10 homes

* 89% of buyers used a real estate agent or broker

* 88% of sellers used a real estate agent to sell their home

* 9% of sellers sold "FSBO" (For sale by owner)
