I went on a listing appointment today and before I went I sat down and thought about what sellers might look for in a realtor.  After all, a home is most people's largest investment, and it's important they select the right person for the job.
Here are some skills that are definitely important and that you might want to look for:
    *  Someone knowledgable of the area and the local market

    *  Someone hard working who will do what it takes to get the job done

    *  Someone who has a vision and a solid, effective marketing plan

    *  Someone innovative who will try new methods along with the tried and true
    *  Someone who possesses good negotiation skills
    *  Someone with experience who knows how to handle the snags that might arise

    *  Someone whose personality is a good fit with yours and with potential buyers 

Now I ask you:  Is there something great your REALTOR did that sets them apart?  
                              Is there something you wish they did differently?
                              What's the most important trait for you?

People sell their homes for lots of reasons:  They move up, they downsize, they move to town, they relocate elsewhere, they marry, they divorce, their family grows, they pass away... you get the idea.  In recent years add to that list:  They lose their job, they can't afford their mortgage, they are on the verge of losing their home. 
If you're behind on your mortgage, and it looks like there's no way out, maybe the best solution is to sell your home in a short sale, where the lender agrees to accept less than the amount of the mortgage owed.  Just don't wait until it's too late and it ends up going to trustee sale or auction.  If you proceed while there is still plenty of time, your realtor can be your liaison, and negotiate with the bank on your behalf.  It can often become an acceptable solution for all.

Have you been thinking about selling your Tucson home, but have been holding off because of the depressed real estate market?   It's true, the past couple of years have been a buyer's market, and it was fairly brutal to sellers.  Home values dropped significantly, yet sellers still had to do even more to stand out from the crowd of other homes for sale.

But the real estate market has been improving slowly over the past year, at the same time that the inventory has been shrinking.   The federal First-Time Homebuyers tax credit of up to $8,000 was extended for the 1st quarter or so of 2010, along with the program being expanded to offer a tax credit of up to $6,500 to qualifying existing homeowners who purchase a primary residence.  The tax credits have time deadlines; buyers must have their home purchase under contract by April 30, 2010, so they should start looking now.  This will create a larger pool of buyers out there in the first quarter of 2010 to make their qualifying purchase.   Now's the time to get in on the action!
