Did you know that the United States Postal Service is raising rates again?  The last postal increase occurred on May 12, 2008.   Effective May 11, 2009 the following rates will be in effect:

Domestic

First class letter (1 oz.)      $0.44

First class letter (2 oz.)      $0.61

Postcard                                  $0.28

 

International

Canada (1 oz.)                       $0.75

Mexico                                    $0.79

All other countries            $0.98

Many people are not yet aware that back in February Congress increased the first-time home buyer tax credit to $8,000, and eliminated the repayment requirement.  This credit is currently authorized  until December 1, 2009.  Who qualifies?  Anyone who is a first-time home buyer, or anyone who has not owned a home for the last three years. 

How does it work?  If you qualify and you buy a home during the designated time frame, you simply file an additional form along with your income tax return, and you are able to take an $8,000 deduction.

Interest rates fluctuate from day to day, and for the last couple years they have remained relatively low.  But at this writing they are at historic lows.  Rates are generally based upon a consumer's credit score and credit history.  For a fixed rate 30 year conventional mortgage,  best customers can expect rates around 5%.  

With these great rates, reduced home prices, and great selection of inventory out there, now is a great time to buy a home!
