 Happy Halloween to all you ghouls and goblins!  Hope you have fun this weekend whatever you do.  There are lots of parties and events scheduled around town. 

Send me photos of the best costumes you see out there!   Neat pumpkin carvings are also welcome.

Be safe out there!  If you are trick-or-treating, make sure you wear something reflective and watch out for cars.

There has been a huge increase in the number of Tucson properties going under contract in past several weeks (1,317 properties in the last four weeks).   Some of this might be attributed to first time home buyers rushing to get in under the tax credit deadline.

There are also a lot fewer home on the market right now (active inventory):  A 23% decrease in inventory in September 2009 compared to September 2008.

With the market showing signs of improvement for the last several months, now might be a good time to put your property on the market, if you've been thinking about it.

It's only the 12th of October, and already the performing arts season in Tucson is in full gear.   We've already had Broadway in Tucson with Monty Python's SpamALot, the Tucson Symphony kicked off their season opener with a resounding version of Tchaikovsky's 1812 Overture, and the Arizona Opera opens this weekend with Mozart's Cosi Fan Tutte.  Ballet Arizona will be performing the popular Swan Lake.  There are also several great theatre groups in town.   U-A Presents offers a wide range of performances, from classic to cutting edge.  For those who enjoy more light-hearted fare, the ever popular Gaslight Theatre offers fun melodrama musicals for families and out-of-town visitors.   Have a good time booing the villain and cheering for the hero!

Last weekend I attended for the first time, Live at the Met HD, at one of our local movie theatres (I went to the movies at Park Place Mall).  It was a live simulcast in HD of a performance at the Metroplitan Opera in New York.   The program was Puccini's Tosca, and it was fabulous!  Seeing close-ups in HD on the big screen as they occur live is great.  You actually get better views on the screen than from any seat in the opera house.  During the intermissions, they showed all the back stage action as the crews took down and put up the new sets for the various acts.   It's a work of choreography in itself!  The hostess of the program also interviewed some of the singers and staff.   What a great opportunity this is to see the big stars, and some of the best opera productions, right here from the comfort of good old Tucson.  There will be 8 more live performances this season.

So get out there and find something interesting to experience.   There's certainly lots to choose from!

Have you noticed everyone's in a better mood the last few days?  Know why?  I think it's because it finally cooled off around here.  Heck, it was still 104 degrees at the end of September.  That's difficult to take after months of the hot stuff.  But now it's pleasant as could be outside.  The mornings and evenings are crisp and refreshing.  Even in the desert you can feel the change of the seasons.  The other day I was sitting on a outside patio having coffee with some clients, and I actually got goosebumps! 

Now we're headed into the good season.  If you're new to Tucson, you're in for a treat!  Where else can you sit out at the pool in the dead of winter, wear shorts in February, and smirk as you watch the weather reports for most of the rest of the snow-filled country. 

This, my friends, is a little slice of heaven!  Enjoy it!

Calling all first-time home buyers and those who haven't owned a home for at least three years.  Time has almost run out for you to qualify for this great program.   If you buy a home and qualify, you must close on the sale no later than November 30, 2009.  Keep in mind that it takes time to shop and select the home you want to purchase, takes more time to get the loan accomplished, and takes time for the home to close escrow.    Most escrows take a minimum of 30 days to close.  

 If you have any hopes of taking advantage of the $8,000 credit you should start shopping right now!

I've spent the better part of this weekend painting one of my rental houses.  I had to prime the walls because we're going from dark to light.  Though I've heard people speak otherwise, I really enjoy painting.  I find it therapeutic and rewarding.  You can see immediate results.  And a fresh coat of paint gives you a new perspective on things.   It also smells nice and fresh.

If you're thinking of maybe putting your home on the market for sale, one of the best and least expensive things you can do to it is to paint it.  Remember to stay neutral if you want to appeal to the most buyers.    Once I'm through with the job, I'll take a photo and post it in a future blog entry.

Interest rates on conventional 30-year mortgages with fixed rates have decreased this week.   Today they averaged 5.14%.  Last year at this time they averaged 6.47%.

This is yet another reason why now is a great time to purchase a home.   Don't forget, if you're a first-time home buyer, or haven't owned a home for the last three years, you may qualify for up to a $8,000 tax credit if you purchase and close on your home by November 30, 2009.   This process can take 30 - 60 days.   Let me know if you'd like more information.

 These lower rates mean that your monthly payment will either be slightly lower, or you may qualify for a larger loan amount.  Whatever you do, be sensible and consider all the ramifications.

The folks over at HousingPredictor.com published a list today of the 10 Hottest Buyers Markets, and Tucson made the list, coming in at #10.   The markets that made the list supposedly "hold the promise of prosperity in the near future."    These cities "are the most likely to experience housing inflation over the next few years."

This is good news to anyone who currently owns a home in or around Tucson, or anyone who is thinking about buying a home now.

For those of you who have been on the fence, and unsure if you should take the plunge:  Now's the time to do it.  Home sales in the nation have been rising for the past four months now.  Home prices were up again last quarter.   I think we've turned the corner.

Tucson has been receiving a lot of national attention in the last month or so, coming in first on Business Week's list of America's Best Affordable Places to Retire.    And AARP just named Tucson #1 as the Best Place to Live the Simple Life.  Tucson's future looks bright!
